During the design phase, sketches, diagrams and massing models are produced to articulate the relationships between function, forms and experience.
Design Development
The client approved concept design is developed to describe the character and size of the overall project. Topics such as materiality, constructibility, basic structural intent and services are considered. The concept design will be brought to life in a three dimensional building information model (BIM) using the latest architectural software. The BIM is used to produce a set of drawings ready for local authority approval.
Council Approval
Every local council has different requirements for the various types of development applications. Liaising with the local authority and understanding their requirements is usually a difficult and time consuming process. Lantern Architecture can streamline the development application process for our clients by completing the paperwork, responding to queries from the local authority and if required, meeting with council planning officers to consider alternative options to potential issues. We negotiate with the council and neighbours as well as other relevant parties to overcome restrictions and caveats to work towards the desired outcome that is, successful Planning Approval.
Construction Documentation
Would you bake a cake without a good recipe or purchase a car without first considering the detailed specifications? Without high quality and detailed technical construction drawings, you are leaving the ultimate construction outcome in the hands of the builder. These drawings further develop the materiality and function of the design, are required to achieve building licence and to seek a competitive tender from multiple builders ensuring all builders are pricing ‘apples with apples’. These technical drawings are the primary documents that guide the building contractor through construction.
In addition to the technical drawings, a comprehensive specification is produced that at the very least outlines the required minimum Australian Standards that the builder is required to adhere to, along with selected and approved materials and building products for the project.
As a minimum, most projects require a structural engineer. Depending on the size and complexity of the project, additional consultants may be required. Lantern Architecture provides the team lead, being responsible for the co-ordination and direction of the consultant team to ensure efficient outcomes are achieved.
Tenders
The largest financial component of every project will be at the construction stage. Are you prepared to take a chance on getting this right? Or are you happy to risk getting it wrong?
Lantern Architecture can provide tendering services. We take the stress out of the process and help our clients receive the best value for money for their build. By engaging an architect for tendering services during the documentation phase the architect is able to start the conversation with potential builders early, thus saving the client time, and ultimately money, on their project. Other benefits may include assistance with building contract selection, conditions for tendering document and organising contract preliminaries to suit the selected contract type and the clients’ requirements.
While every effort will be made to provide contractors with all the required information for pricing, questions from tenders will sometimes arise. Lantern Architecture will be on hand to answer any additional questions during the tender process.
Once all tenders have been received Lantern Architecture can assist clients by assessing the submissions and making a formal recommendation.
Contract Administration
The construction phase can be the most stressful time of the whole projects journey Construction is not an exact science and problems can arise. During this phase, large sums of money are paid to the builder, timeframes inevitably can blow out and the finger of blame may be pointed. Lantern Architecture can eliminate the stress out of the construction phase for you.
With the successful building contractor selected and the contract signed, Lantern Architecture can provide peace of mind to clients. Contract administration services include, but are not limited to, mandatory site inspections, responding to requests for information from the builder, assessing variations / progress claims, obtaining contractors security / insurances and issuing practical / final completion certificates.
Master Planning
A Master Plan is a visionary document that synthesises many diverse considerations with a strategic and structured approach. It provides insight into the challenges faced by time and growth, as well as identifying current priorities and future opportunities. The creation of a Masterplan helps provide a framework within a given location to help guide its ongoing development, growth and change. Masterplans are a continually evolving document responding to changes in clients’ needs, local authority requirements, changing standards, demands on existing infrastructure and the surrounding context.
